#1551              Godmintz, Richard                             253 South Walpole St.

Applicant seeks two findings and a special permit relative to proposed expansion to a structure on a nonconforming lot.  Property is located at 253 South Walpole St. and is situated in the Rural 1 Zone within the Groundwater Protection District.

 

Applicant discussed with Greg Meister about putting the living space in the rear of the proposed structure.  The issue is building closer to the buffer zone.  Greg Meister stated that the existing structure is 2 ft. from the buffer zone and putting the structure in the rear would not encroach any closer than the existing encroachment.  Greg gave a verbal approval.

 

The Board requested that Greg Meister’s approval should be in writing.

 

The Board and Applicant discussed the issues with the set backs on the new detached garage. 

 

The Board requested new plot plans showing all the set backs and new floor plan showing common entry.

Applicant seeks two findings and a special permit relative to proposed habitable space expansion to a structure on a nonconforming lot as defined in Sharon Zoning Bylaw Sec. 2431.  Property is located at 11 Ashcroft Rd. and is situated in the Single Residence B Zoning District.

 

Hearing opened at 8:42 p.m.

 

Board of Health revised letter dated 3/29/06 read.  Stating that it will increase design flow from 3 to 4 bedrooms.  The septic system has bee inspected and is in compliance with all State and Local regulation.

 

Applicant provided a new plot plans as requested by the Board.

 

The Board requests a letter from the Board of Health clarifying that the septic system is designed for a four bedroom home.

Applicant seeks zoning regulation exemptions to locate a 104 unit development under M.G.L., Ch. 40B for affordable housing that includes 54 buildings, including a clubhouse and wastewater treatment plant.  Property is identified as Pine Woods, Sharon and is located on Norwood Street and is situated in the Rural 1 Zoning District.

The Board plans a walk through of the property on 4/10/06 at 7:30 a.m.
